Just ask for LMTU. The meat and two veg diner who stays there. The pseudo salesman.

where exactly is the "whopping libel"?



The "charity" lmtu is supporting (and with friends like these Monty hardly needs enemies) is not registered, does not meet the criteria required of it if it were to be registered, and fund-raising for it is illegal, irrespective of whether you agree with its aims or organisation (which are not necessarily the same thing).



Maybe you were referring to his attacks for negativity?

as you say it is indeed a "very pleasant rural environment" - exactly why I choose to live in the area (namely that centred around Huay Yai, from Paradise Villas, soi K9, etc through to soi Phoenix.) Land prices are currently minimal in comparison to Pattaya and even the most expensive prices asked for land are comparable with Mabprachan / Siam Country Club, while plots as large as 20 rai or more, or as small as 100 tw (400 sqm), are available for a lot less - see above. "Luxury" houses (up to and including 50 million baht!) and "economy" estates seem to appear locally every week.



Overall infrastructure in the area, namely electricity and phone lines since private houses and the new estates alike rely on their own wells, is not complete, however, and power cuts are not uncommon and phone lines are in short supply, although these problems are slowly being remedied. Anyone buying on any of the new estates now should also realise that they may be living on a building site for a number of years, particularly on the bigger more luxury estates where houses are designed and built to order - not a great prospect if you have just paid out 16 million baht!



"Simply, if a buyer seeks a large luxury home on a big plot of land" he would better off buying some land and having a house built himself, at a saving of around 30 to 50% (and usually the bigger the house, the bigger the profit margin).  



The prospect of the casino at Ambassador City is often cited as a reason for property prices to climb (especially by the property developers!) but, although the situation in Thailand may inevitably be different, this not borne out by places such as Las Vegas and Macao (even Poipet!) where the demand is for hotels, not luxury second homes for high-rollers.

is a multiple listing website. Its set up mainly for developers and agents, however as a service we allow private sellers to post for free. We are not a real estate agent. Likewise with our magazine. We offer free classifieds to private sellers. We do not charge a commission for selling a property through the website or magazine. We earn our money from our advertisers, and as such have no idea whether someone sells through us or not as they are not obliged to tell us. What I can say is that many of the agents are getting referrals from our site, as they tell us and we can monitor it anyway.



Lastly, the website is not owned by my friend, its is owned by me along with the magazine Real Estate Magazine Thailand in a partnership. My partner is responsible for the website, and I have responsibilities for the magazine.

You have made some valid points. And I wonder how many gay people living in Pattaya would need a four bedroom home.



But I have to admit I was very impressed and I am pleased I made the time to inspect the property and especially the location because clearly this is an alternative to inner city living. Above all I really like the rural environment and feel there is definate potential.



The developers are two young (relatively) gay men and I wish them well.

Las Vegas has the fastest housing prices in the U.S. I just saw a 70 Sq meter home in need of some minor repairs listed for U.S. $1.2 million.

you like to play with words and the truth is I cannot prove he owns the illegal charity or for that matter the condo he is trying to sell on this forum..you got me..

Can you prove the money from the charity goes to some poor soul and not into someones pocket?  That is why people do not trust illegal charites and why I only give to legal ones... Funny thou , that the illegal part still doesn't concern you only proper use of a pronoun... Seems like nitpicking to me.. Can you prove you are a Dr.?  Or that you own a medical degree or PHD?? :evil

How can a non-Thai buy a crib like this? I know a bar-owner who used his corporation to buy his residence, but as I understand it, that is techically against the law. Last thing I'd want to happen is lose a mansion due to lawbreaking! So how's it done? Also I heard that HSBC has a financing plan for non-Thais that want to finance property in Thailand. Anyone here know the details?

I don't know about HSBC, but the Singapore branch of Bangkok Bank will issue mortages to farangs to purchase condos in Thailand.  I lost the brochure that a friend had picked up for me, but as I recall it was for up to 70% of the purchase price for a new condo construction, and the transaction could be conducted in SGD or USD.  But, beware my aging memory cells are evaporating as we speak...
