In an earlier post you asked for suggestions. I have been collecting ideas on what to consider when chosing an apartment in Pattaya. Below is what I'v put together.
Condo/Apartment Inspection
Many have asked advise on selecting a condo or apartment. This is an individual choice dependent on individual preferences. Maybe if we can generate a list of all the variables in a checklist – especially those pertaining to Pattaya – it would be helpful for any of us to use in the future.
Here are the things I look for in a rental apartment.
1. Security.
- can strangers get into the building
- how trustworthy is the staff
- will my Thai friends be treated with respect
- room safe and/or locks on cupboards
- secure entry door and windows (I like the wrought iron grill types)
- balcony security…from neighbours, side, above and below.
- street lighting and around building
- fire safety equipment, alarms, hoses
- easy fire escape
- security for car or motorcycle
2. Comfort
- air conditioning and fan, check noise level – both are best
- big refrigerator
- good air flow through apartment
- check bed for comfort and noise
- cable TV in good working order
- hot water system – cost?
- Run shower to test pressure
- signs of bugs – some say mosquitoes cannot go above the 7th floor?
- Do they do bug control?
- Window screens
- Ease of cleaning and cleaning supplies – maid service?
- Heavy curtains for those who like to sleep late.
- Protection from hot sun – especially in the late afternoon
- Shaded balcony
- Stairs or elevator – size of elevator
- Friendliness of manager – how are repairs handled?
- Water flow from taps.
- Complete water drainage in bathroom – no puddles
- Smell from drains. Is it a straight pipe or an “S” trap?
- Look at halls, public areas, pool for cleanliness and good maintenance
3. Rental cost and fees
- 1st and last month’s rent
- damage deposit?
- Electricity cost
- Water costs
- Propane costs
- Cable cost
- Maid and laundry?
4. Noise Pollution
- how thick are the walls
- neighbours Any rules for tenants.
- roosters and noisy dogs close by – check late night and early morning
- night entertainment facility close by
- street noise…especially early morning
5. Transportation
- car or motorcycle parking security if needed
- close to bhat bus routes – especially late night
- how will your late night visitor get home
6. Convenience
- close to stores and restaurants
- easy walk to your favourite spots
- Laundry
- Internet access or café
- Telephone line and charges
