Do the same considerations apply to Pattaya and Phuket??

Are is the market better, or easier, due to the large number of Farang living there?

Someone (just before The Hack Attack) posted some comments about how the Thai property market is built around speculation and corruption.  However I've checked the original thread and the only comment that has been recovered was one rather like yours, from tanxer.  It related to Pattaya

Post Buying property in Phuket 
I will shortly visit Phuket with a view to a retirement / holiday home purchase. I'm not expecting to capitalise on the recent disater. Apart from not buying too close to the beach anyone got any tips.

I have an apartment in Patong which despite the problems on Boxing Day has increased in value by about 35% since I bought it 18 months ago compared with other property in the town where values have only increased by 10% in the same period. As in any property purchase location is key and many of new developments are either are quite difficult to access, bearing in mind the price of tuk-tuks here. You can of course drive yourself but this is not advisable at night given Phuket's very high accident figures. Its not a question of if you have an accident but when and how bad will it be, (I speak from nearly 25 years experience of close or bruising encounters).



I would advise trying to buy property with good facilities particularly a pool and bedrooms en-suite, it helps with rental potential and re-sale. You also need to think about water, when it gets in short supply they lower the pressure and if you are too high up a hill it won't get to you.



I would also buy in a complex where they will rent it out for you and look after it when you are away.



It has been a great experience both for me and my friends to have the apartment available whenever we feel like just getting away and we have had some great times here.
